Advertise the property in the appropriate media.
Interview and screen potential tenants as to their credit history and residential references.
Inspect property after each occupancy and arrange for repairs or maintenance.
Prepare and execute Residential Rental Contract. Collect security deposit to be held until tenant moves out. This deposit is refunded in full if the property is left in acceptable condition. If not, the funds are used for any necessary cleaning or repairs.
Visits/walk throughs can be scheduled at anytime.
Collect monthly rents.
Remit rents less management fees and any repairs to owner.
Communicate with tenants needing repairs or service to property.
Arrange for necessary repairs.
Prepare end of year reports and send to owners along with 1099 Form for tax reporting.
Should problems arise with tenant who may be in violation of the lease, we take necessary action, including eviction.
